I had a recent client contact me about moving. The client was nervous about selling their home because they had heard it was hard to find another home. Due to low inventory buyers were having difficulty getting their offers accepted. We discussed their concerns and put together a game plan. Using many resources for lending we were able to find a home before my client put their home on the market. The loan allowed them to purchase a new home and then sell their existing home. Once the home sold, the funds from the sale were applied to the new home loan. The loan was adjusted and the payment was changed. We searched and found several homes that fit their criteria. After offering on 2 homes, their offer was accepted on the 3rd. My clients trusted my guidance regarding how the offer should be prepared. I used a strategy the seller could not refuse.During our discussions my client mentioned they looked at their home value estimate on Zillow and were worried their home would not appraise or sell for more. During my review of their neighborhood in a unique area north of Atlanta, I found that not many homes had recently sold in their neighborhood. I pulled recent home sales less than 2 miles from their home and found home sales surrounding their neighborhood had sold for considerably more than the Zillow estimate of $550,000. I suggested that we list for $750,000 giving room to negotiate. My client was really worried it would not sell for that amount and eventually came around to listing for $695,000. Their home sold within a couple of days for $740,000. The home appraised and they are very happy they took my advice and not list for $550,000 like they wanted to. Their profit on the sale was 200k more than they expected to receive from the sale of their home. This was the highest a home in their neighborhood had ever sold for. I have a client that moved to Georgia from Maryland. We met over the phone and established a plan to sell his home in Maryland.
