How to Sell Your House for the Most Money

by MaryLou Luhring

Selling your home can be a daunting task, but it doesn't have to be. With the right strategy and approach, you can sell your house for the most money and get the most out of your investment. With the increased prices of home and interest rate increases its more important than ever to maximize the proceeds you get when you sell your home. Here are some tips on how to sell your house without leaving money on the closing table:

1. Update your house: One of the best ways to increase the value of your house is to update it. This can include anything from replacing outdated appliances to installing new fixtures. Updating your house can make it more attractive to buyers and give it a fresh, modern look. There are affordable updates you can make or if your home is really dated you can discuss with me what your return on remodeling might give you. Whether its small updates or a kitchen/bath remodel, I can guide you on what will bring the most value when selling. I have lots of tips and tricks to make your home shine for buyers.

2. House improvements: In addition to updating your house, you should also consider making some improvements. This can include anything from replacing the roof to adding a new coat of paint to the exterior. Not every improvement has to be expensive.

Changing out broken or dated items around the house, a fresh coat of paint or stain on the front door, making sure all of the lightbulbs work and the same color light are some of the easy and affordable things you can do. Refresh plants and flower beds for curb appeal. Improvements can go a

long way in making your house more attractive to buyers and increasing its value. I help you buy touring your house and providing a list of things that can be done to get the most return when selling your home.

3. Clean house: Another important aspect of selling your house for the most money is to make sure it's sparkling clean. Buyers want to see a clean, clutter-free home, so be sure to declutter and organize your space. We get used to living with our pets, but buyers don't want to see pet hair, stains, scratch marks or smell pet smells. This is a key area to address. Clean windows surprisingly get overlooked and can transform the look of a house from the inside or outside. Walls, floors and baseboards should always look clean. Take time to clean inside your cabinets and drawers too. People always look inside. Don't overlook cleaning the outside of your home around the porches, yard etc. This will not only make your house more attractive, but it will also help potential buyers envision themselves living there.

4. Paint: A new coat of paint can do wonders for your house. It can make a room feel brighter and more spacious, and it can also cover up any scuffs or stains. When choosing a color, be sure to pick something neutral that will appeal to a wide range of buyers.

5. Carpet: If your carpet is old and worn, consider replacing it. New carpet can make a room feel fresh and new, and it can also add value to your house.

Now, let's look at some specific strategies for selling your house for the most money:

1. Price it right: The most important factor in selling your house for the most money is pricing it right. You don't want to overprice your house and scare off potential buyers, but you also don't want to underprice it and leave money on the table. I will work with you to determine the right price for your house based on its location, condition, and other factors.

2. Stage your house: Staging your house can go a long way in making it more attractive to buyers. This can include anything from rearranging furniture to adding decorative touches. Staging can help potential buyers envision themselves living in your house and can make it more memorable. I assist my sellers with a staging strategy. Don't worry, it can be minimal changes or I an refer a professional stager. There are even companies that will stage your home with furniture and decor if needed.

3. Use professional photos: When listing your house, be sure to use professional photos. A good photographer can make your house look its best and can help it stand out from other listings. There are no cell phone photos here. I always hire the best real estate photographers/ drone videographers to capture your homes best features.

4. Be flexible: When it comes to showing your house, be as flexible as possible. You never know when a potential buyer will want to see your house, so be prepared to accommodate their schedule. It may be inconvenient but houses sell fast these days, so a short time keeping the house show ready will increase your potential for top offers.

5. Hire the right real estate agent: Finally, be sure to hire the right real estate agent. (that's me, Mary Luhring, btw). Look for someone with experience selling houses in your area and who has a track record of maximizing the amount you sell for. Too often, agents want to sell fast, get their commission and move on to the next. A good agent can help you navigate the selling process and can help you get the most out of your investment. I do not want you to give equity to someone else. It's your money. Let me help you keep it.

Selling your house for the most money takes some work, but it can be done and so worth it. By updating your house, making improvements, cleaning, and decluttering, and using the right strategies, you can sell your house for a great price and move on to your next adventure.
