Finding a real estate agent you can trust
I had a recent client contact me about moving. The client was nervous about selling their home because they had heard it was hard to find another home. Due to low inventory buyers were having difficulty getting their offers accepted. We discussed their concerns and put together a game plan. Using many resources for lending we were able to find a home before my client put their home on the market. The loan allowed them to purchase a new home and then sell their existing home. Once the home sold, the funds from the sale were applied to the new home loan. The loan was adjusted and the payment was changed. We searched and found several homes that fit their criteria. After offering on 2 homes, their offer was accepted on the 3rd. My clients trusted my guidance regarding how the offer should be prepared. I used a strategy the seller could not refuse.During our discussions my client mentioned they looked at their home value estimate on Zillow and were worried their home would not appraise or sell for more. During my review of their neighborhood in a unique area north of Atlanta, I found that not many homes had recently sold in their neighborhood. I pulled recent home sales less than 2 miles from their home and found home sales surrounding their neighborhood had sold for considerably more than the Zillow estimate of $550,000. I suggested that we list for $750,000 giving room to negotiate. My client was really worried it would not sell for that amount and eventually came around to listing for $695,000. Their home sold within a couple of days for $740,000. The home appraised and they are very happy they took my advice and not list for $550,000 like they wanted to. Their profit on the sale was 200k more than they expected to receive from the sale of their home. This was the highest a home in their neighborhood had ever sold for. Multiple home buying and home selling transactions
I have a client that moved to Georgia from Maryland. We met over the phone and established a plan to sell his home in Maryland. I researched and interviewed several agents in their area and passed along the agents I felt comfortable with their work ethic, ratings, experience and overall demeaner. My client chose one of the agents and was able to sell within days. I assisted them with finding a short-term rental while they searched for their new home in north Georgia. After looking at many different parts of town they settled on Cumming, GA near lake Lanier. While working through the new home construction process, we had many hurdles and delays, but I negotiated terms of the contract and helped them get issues with the new home build resolved. My client knew how helpful it was to have connections in real estate and asked if I could help his son find an agent in Arizona to purchase his first home. I was able to repeat the vetting process and find an excellent agent to refer my client's son to. He found the perfect house and closed quickly. When choosing a color, be sure to pick something neutral that will appeal to a wide range of buyers. 5. Carpet: If your carpet is old and worn, consider replacing it. New carpet can make a room feel fresh and new, and it can also add value to your house. Now, let's look at some specific strategies for selling your house for the most money: 1. Price it right: The most important factor in selling your house for the most money is pricing it right. You don't want to overprice your house and scare off potential buyers, but you also don't want to underprice it and leave money on the table. It may be inconvenient but houses sell fast these days, so a short time keeping the house show ready will increase your potential for top offers. 5. Hire the right real estate agent: Finally, be sure to hire the right real estate agent. (that's me, Mary Luhring, btw). Look for someone with experience selling houses in your area and who has a track record of maximizing the amount you sell for.
