We have all seen the commercials and advertisements for offers to buy your home, from a guaranteed offer to quotes to buy your home. As you would expect there is always a gotcha when it comes to offers that seem too good to be true.
These offers are generally lower than market value and just above your mortgage pay off. Home sellers get lured in by the idea that they can easily sell their home without the hassle of showing their home. It's a noble idea to want to sell your home without having to organize, remove clutter, update, or do any maintenance to the home before selling it. These offers come at a substantial cost. Not only do you sell your home for less than you could have but there are a lot of hidden fees to these offers to sell your home.
In most cases homeowners do not go with the offer to buy the home because of the low offer amount and hidden fees. This tactic is still a win for the real estate agency that provides the offer to buy your home. Once they have your information and you say no to the offer to buy your home they then present an offer to sell your home for you for the amount you would like to get.
My question to you is if they were willing to offer you less for your home, will they try to sell the home for the most they can for you? Many times you will see these real estate agents want a quick sale so they can move on to the next listing and commission. They list the house for less than it is actually able to sell for so that it sells quickly. This tactic leaves money on the table for the home buyer. Very little effort is put in to selling your home. This is the biggest complaint I have heard from frustrated home sellers. The lack of marketing, accurate listing price and poor negotiations lead to the home owner selling for less money and taking longer to sell.
